Here are some very important elements to consider when analyzing a renovation project, an expansion or the construction of a new building. This list will allow you to understand what needs to be considered before undertaking a new project, this can be relevant regarding its feasibility.

- Identify the legal boundaries of your site (a land surveyor may be helpful for this step);
- Determine building setbacks required and other local regulations;
- Verify if your land is governed by one or more easements; right of way, right of non-construction, shorelines boundaries, different networks such as Hydro Quebec, CN, telecommunication etc…
- Shape of the land :
- Ground slope towards the structure;
- Slope too steep;
- Need for relevant excavation = important costs to consider;
- Need for significant backfill = important costs to consider;
- Etc.
- Water, wetland, river etc. :
- Identify areas subject to;
- Excessive runoff of surface water;
- Flood plains;
- Wetland
- River;
- Lake;
- Elevation of the water table;
- Analyze the drainage patterns of the land and of the area where you plan to build (perhaps deal with the analysis of the land profile according to the natural slopes).
- Trees and native plants materials :
- Survey the wooded areas;
- Identify tree species that may be detrimental to the structure of your building, roots, thorns, leaves, resin, pests, etc;
- Analyze the potential impact of trees on your structure in the short and long term;
- Evaluate the forest cover of the vegetation in place according to your project;
- Shading in winter and summer;
- Deciduous or coniferous trees;
- Wasteland, shrubs and other.
- Preserve the natural state of the site :
- Ensure conservation of the natural state of the site;
- Encourage the conservation of forest cover wherever possible;
- Retain wetlands;
- Minimize changes to the site shape.
